Compare moisture rising from soil, warm humid outdoor air condensing on cool surfaces and a focused plumbing leak.

Managed ground and air boundary
A continuous ground membrane and controlled ventilation or conditioning limit moisture entering the crawl space.
Multiple moisture loads
Exposed soil, humid air and small leaks can overlap, producing odors and wet materials in different patterns.
Watch the conditions
Season, weather and whether wetting is broad or localized separate the routes.
Do not assume
A musty odor at the floor above does not prove that visible mold is directly beneath that room.
Look for
- Broad damp soil or missing membrane
- Condensation on ducts in warm weather
- One localized wet zone below plumbing

Is wetting broad and seasonal or concentrated below one service route?
If yes: Broad seasonal wetting favors air or ground vapor; local wetting favors plumbing.
If no: Improve spatial measurements before selecting a pathway.
Does outdoor dew point predict the crawlspace humidity rise?
If yes: Treat warm-weather air exchange as a leading mechanism.
If no: Check ground and liquid-water sources.
